Washer Leak From Upstairs: San Diego Condo Ceiling Dried in 3 Days
A failed washer supply-line connector in the unit upstairs soaked the ceilings of a University City condo in San Diego. We opened only the wet sections, sealed the work area and had it dry in three days, then completed the repairs.

What we found
In September 2026, water from a failed washer connection upstairs travelled down into a University City condo. Our moisture readings and thermal camera traced it through the bathroom ceiling, the washer/dryer alcove and the living room ceiling.
What we did
- Sealed the work area with a plastic containment barrier with a zipper door, so dust stayed out of the rest of the home.
- Opened only the ceiling and wall sections that read wet, and removed the soaked insulation.
- HEPA-vacuumed the open cavities and treated them with antimicrobial.
- Set three air movers and two dehumidifiers.
Result
After two monitoring visits the framing read dry, and the equipment came out on day three. We then completed the repairs: new drywall, texture and paint in the affected rooms, with surfaces painted edge to edge so the finish matches.

Questions homeowners ask
Do I have to replace the whole ceiling after a leak?
Usually not. We measure moisture across the ceiling and open only the sections that read wet. That keeps the repair smaller and faster.
Why put up plastic containment on a water job?
Cutting drywall and pulling wet insulation creates dust. A sealed barrier with a zipper door keeps it inside the work area while you keep living in the rest of the home.
How fast can a ceiling leak be dried?
When the wet sections are opened right away and the equipment is sized correctly, framing often dries in 3–4 days, as it did here.
What should I do when water starts coming through my ceiling?
Ask the upstairs neighbor or building manager to shut off the water, turn off power to light fixtures in the wet area, and move belongings out of the way. Stay out from under a sagging ceiling. Take photos for insurance, then call a restoration company so the wet areas are opened and dried quickly.
Does wet ceiling insulation have to be replaced?
Usually. Soaked fiberglass insulation flattens and holds water against the drywall and framing, which slows drying and invites mold. We remove the wet sections, dry the cavity, and new insulation goes in during the rebuild.
