What to do right now
- Close the valve at the wall behind the toilet by turning it clockwise. If the bowl is overflowing and the valve won't move, lift the tank lid and push the flapper down or lift the float.
- Don't flush again.
- Treat bowl water as dirty. Wear gloves, keep children and pets out of the room and wash your hands afterward. Bag any soaked rugs.
- Turn off power to outlets or heaters near the wet floor at the breaker, if you can reach it without walking through water.
- Watch the other drains. If water is coming up from the tub, the shower or more than one drain, it's a sewer backup. Stop using all water in the house and call a plumber to clear the line.
- Toilet leaking at the base? Stop using it until it's repaired, and check the ceiling below if the bathroom is upstairs.
- Take photos, then call us.
Clean or contaminated water, explained simply
IICRC S500 sorts water into three categories:
- Category 1 (clean): water from the supply line or the tank.
- Category 2 (gray): bowl water with urine but no feces. It's cleaned and treated with an antimicrobial.
- Category 3 (black): an overflow with feces, or a sewage backup. Carpet, pad and drywall it touches are generally removed, not dried.
Why a toilet leak does more damage than it looks
An overflow is obvious. A failed wax ring isn't. The wax ring seals the toilet to the drain flange, and when it fails, a little water escapes with every flush. That water soaks the subfloor around the flange and spreads under the vinyl or tile, sometimes for months. Watch for a toilet that rocks, a soft floor, darkened grout or caulk at the base, a sewer smell, or a stain on the ceiling below. An overflow travels too: under the baseboards and vanity, into hallway carpet and into the ceiling below.
How we fix it
- Inspection. We use moisture meters and a thermal camera on the floor, the subfloor, the walls and the ceiling below, and we determine the water category.
- Extraction and cleaning. We remove the water and disinfect affected surfaces. Sewage work is done with protective equipment and containment.
- We remove only what can't be saved. Contaminated porous materials and rotted subfloor come out. With the toilet pulled, we can check the subfloor around the flange.
- Drying to IICRC S500. We take readings at every visit until the materials reach the dry standard.
- Mold check. Any growth we find comes out under containment following IICRC S520.
- Repairs. As a licensed contractor, we handle the subfloor, drywall, trim and paint. If flooring needs replacing, we coordinate it with an installer.
Insurance
A sudden overflow or a burst supply line is often covered. A wax ring that leaked for months is often treated as wear and tear. Sewage backups may need specific coverage. Your policy decides. We document the loss and the water category and bill the claim directly. Read more: Does homeowners insurance cover water damage in California?
